Property title verification in Coimbatore
Legal scrutiny of title before you buy land, a house site, a villa or a flat in Coimbatore, or before you accept property as security: we trace the chain of ownership, check the registration and revenue records, and give you a written title opinion.
Who this helps
People and businesses about to deal with property, including:
- buyers of plots, house sites, villas and flats
- families buying property from outside Coimbatore or from abroad
- owners preparing documents before a sale
- families before a settlement, gift or partition deed
- businesses buying or leasing land
How we handle it, step by step
Documents we ask for
The sale deed and the parent documents, patta, chitta and adangal, the FMB sketch, layout or building approvals, property tax receipts, and, where the property was inherited, the legal heir certificate or will.
Encumbrance search
We obtain encumbrance certificates, usually for at least 30 years, from the TNREGINET portal, and check every registered transaction against the documents produced, including mortgages, agreements of sale and powers of attorney.
Chain of title
We trace ownership through each transfer and inheritance, and look for gaps: missing legal heirs, sales under a power of attorney, shares of minors, court sales and partitions not reflected in the records.
Revenue and survey match
We check that the patta stands in the seller's name, that the survey numbers and extent match the FMB sketch, and that the land is not classified as poromboke, natham or another category that limits sale.
Approvals and other checks
We check layout and building approvals from the local planning authority, pending litigation where it can be found, and dues such as property tax.
Written title opinion
You receive a written opinion setting out the chain of title, any defects, and what must be corrected before registration. We can also review the draft agreement and sale deed.
Common questions
For how many years should the encumbrance certificate be checked?
Usually for at least 30 years, and longer where the chain of title needs it. Encumbrance certificates can be obtained online from the TNREGINET portal.
Is a patta enough to prove that the seller owns the land?
No. A patta is a revenue record. Ownership must be traced through the registered documents, and the patta should match them.
What is an FMB sketch?
The Field Measurement Book sketch shows the boundaries and measurements of a survey field. It is compared with the deed and patta to confirm the extent and location of the land.
Can I check a property online myself?
Encumbrance certificates and patta details can be viewed online, which is a useful first check. Reading the chain of title and spotting defects in the documents needs a legal review.
