Advocates for land and property disputes in Coimbatore

Verification and due diligence before you buy land or a home in Coimbatore, and conciliation and rectification when titles, revenue records or boundaries are disputed.

Who this helps

Buyers, landowners and families dealing with land and buildings, including:

  • buyers of land, house sites, villas and flats
  • landowners with patta or survey mismatches
  • neighbours disputing a boundary or pathway
  • families dividing inherited property
  • owners correcting errors in registered deeds

How we handle it, step by step

  1. Document collection

We gather the sale deed and parent documents, patta, chitta, adangal, the FMB sketch, encumbrance certificates, layout or planning approvals and tax receipts.

  2. Title due diligence

We trace ownership through the chain of documents and encumbrance certificates, usually over at least 30 years, and check for mortgages, pending litigation, gaps in inheritance, power of attorney transfers and land classification problems. You receive a written title report.

  3. Revenue and survey verification

We compare the deed with the patta and FMB sketch. Where the extent or survey numbers do not match, we help you apply for a survey and correction through the Taluk office.

  4. Boundary conciliation

For boundary and pathway disputes, we arrange a joint inspection with the neighbour and a surveyor, facilitate discussion, and record any agreement in a written settlement.

  5. Rectification

Errors in a registered document can often be corrected by a rectification deed signed by the parties, and revenue records by an application for patta transfer or correction. Where the other party will not cooperate, rectification can be sought through the court.

  6. Litigation if unresolved

Where conciliation fails, we file and conduct suits for declaration of title, injunction, partition or recovery of possession.
